Application Process: 

A credit application must be completed and returned to our office along with a $35 non-refundable application fee. Please specify on your application which property you are interested in. Once the application and fee are received we will begin the approval process. This includes, but is not limited to running credit on all applicants. Additional information, including rental history and employment verification will be reviewed at this time. If the applicant has insufficient employment history, a Cosigner may be required.

Security Deposit:

A Security Deposit equal to one month’s rent is required in order to take an apartment or house off the market. The applicant is committed to the property at that time and agrees to forfeit the deposit if it is not taken. However, if the applicant is not approved, the deposit will be returned.

The tenant will receive their deposit less any deductions to repair damages, cleaning or removal of trash found after move out and not previously documented on the Move-in Checklist. This deposit will be returned within 45 days from the termination of the lease agreement along with an explanation of repairs made.

Cosigner:

If the applicant has insufficient employment history or is currently a student, a cosigner may be required. The agreement must be completed and notarized in order to be acceptable. We must have this original notarized copy on file before you are able to move in. If we do not have this document, unfortunately, it will delay your move-in date.

Pets:

We welcome pets! An additional fee of $50 is required per pet per month. Prior to moving in, you will also be responsible for paying a $200 refundable pet deposit, in addition to your security deposit. This deposit will be returned at the end of your lease term, less any damages caused by your pet.

Move-In:

You are able to move in at 8:30am on the day your lease begins. It may be possible to schedule move in a few days early if required, so make sure to check with the front office during your lease signing meeting. Before we can provide you with keys, we must have a signed lease, cosigner agreement (if applicable) and first month’s rent paid.

A Move-In Inspection Checklist will be provided to you along with your keys and must be completed and returned to the office no later than 7 days from the start of your lease. We will address any issues with the property once the signed checklist is returned to us. If we do not receive it within the allotted time frame, we will assume that the property is in satisfactory condition and any issues or damages found once you move out will be deducted from your security deposit and/or charged back to you. 

A Move-Out Cost List will also be provided to you at move-in and should be signed and returned back to our office. This will provide you with minimum estimates of what certain repairs would cost us and what may be deducted from your deposit if damages are found after you vacate. Move-Out:

You have until 5pm on the end date of your lease to move out. If you require additional time to move your belongings, please call the office and make arrangements ahead of time. If you are able to move out a few days early, it would assist us in turning the property over to the next tenants, and we may even be able to pro-rate the rent for those days. There is a maximum amount of days we will pro-rate for, however. Please contact our office if you are planning on moving out ahead of schedule.

Subletting:

Tenant has the ability to sublet their apartment with the following conditions:

  1. The tenant is responsible for all marketing and advertising expenses and must show the apartment on their own.  
  2. The new tenant must go through our application process as well and must be approved.
  3. The new tenant is required to pay a security deposit equal to one month’s rent, which will be held by us along with the original tenant’s deposit until the end of the lease period. 
  4. The original tenant, along with any cosigners if applicable, is still responsible for the lease and will also be held accountable if the new tenant fails to pay rent. 
  5. The original tenant’s account must be current before able to sublet to another party. 
  6. The deposit, first month’s rent and any subletting fee (if applicable) must be paid by the new tenant prior to receiving keys to the property. 
  7. The original tenant must return the keys to the front office before they can be issued to the new tenant. Keys must never be issued by original tenant to the new tenant without our permission. 
  8. The new tenant must agree to accept the apartment "as-is". No additional repairs will be made that were not initially addressed at move in or on a prior work order. 
  9. The lease will terminate at the end of the lease term. If the new tenant wishes to stay for another term they must sign a new lease with us.
